Constructability Reviews

A pre-bid constructability review is an invaluable risk management tool used by owners and design professionals to identify and resolve design issues that trigger change orders and delays before they adversely impact the project.

Expanded Resources comprehensive constructability reviews are a thorough, systematic review of project plans and specifications to pinpoint and identify:

  • Out of sequence and un-buildable details
  • Incomplete plans and specifications
  • Ambiguous work requirements
  • Conflicts between trades
  • Lack of coordination between trades

The reviews are performed by professionals with field experience in multiple construction disciplines and formal technical training. The optimum time to conduct a constructability review is during the final stages of design, when the plans and specifications are complete enough to be reviewed, and when there is adequate time for the designer to address the comments prior to bid. Deliverables include a comprehensive report with corresponding annotated plans and specs. All project reviews are performed and exchanged electronically. As an additional service, our back-check process will review the final documents to ensure that our review comments have been addressed.

Constructability reviews are well worth their cost. Projects with constructability reviews have proven to reduce the amount of change orders due to errors and omissions by as much as 67%.* The end result is a better quality, lower cost project.

*Constructability reviews are managed by Kiwesa King, PE, CCM. During her previous employment as Director of Construction Review at the New York City School Construction Authority, she conducted constructability reviews on both new and existing projects resulting in substantial savings.
